Q: How much do you charge for tenant placement?
A: We typically charge the same amount as rent, but we can offer cheaper pricing if more than one unit is being filled!
Q: How much do you charge for property management?
A: We charge a flat rate for smaller portfolios and for larger portfolios the fee is based on the number of units and rent collected. We can work with your budget as well!
Q: How do you calculate the value of my property if I want to sell?
A: For Single family, and multifamily we use comparable units in the area that have sold within the last 3-6 months to get the (ARV) After repair value, then multiply that number by the (LTV) Loan to value rate. Once we have that number we then subtract any repairs to give us your fair cash offer which will always be as close as possible to the current value of your property. Apartments, land and storages are calculated differently.
Q: Do you have contractors in house?
A: Yes we do! We can help with maintenance repairs, turn overs and complete rehabs.
