We have been managing properties in Baltimore MD since 2020. Currently managing 124 units!
Our team is expanding and so is our portfolio. We are actively looking for investors to work with that are ready to oversee their properties and no longer manage them.
How we operate:
Properties & CO, LLC helps investors fill their units, manage them and assist their tenants with questions and concerns.
We can also, process your evictions through MarylandRentCourt or Ewrit. We do not have lawyers on staff, we handle filings only. Tenant hold overs, Wrongful Detainers, and Money Judgements are all to be handled by the owners lawyer or they have the option of using ours.
We use an online software like Avail, Appfolio and TenantCloud to manage units, collect payments, applications, maintenance tickets and for communication between tenants and owners.
All maintenance tickets are entered into the portal. Owners will be notified of tickets and are able to use their handyman/maintenance staff or ours. If using our maintenance staff, payments are due same day of service.
Owners will receive monthly reports at the end of each month, showing move ins, vacancy, receivables, and maintenance requests.
Requirements:
-Must run business legally no shortcuts.
-Must have all property licenses, registration and lead certificates.
-Must have an online software to manage units where we will have access or be open to using ours.
-Must fix all maintenance issues as they arise, no slum lords, no patch jobs or have a budget to use our maintenance men.
-Must have a budget for eviction filings, lawyer and court costs.
-Must have a budget for mailing/notices.
-Property Management fees are due between the 1st and 5th of each month.
